Property History & Haunting Research · Australia

A researched history of your property, and of the lives, and deaths, recorded within it.

We research the documented history of any Australian address, its former residents, the prior use of its land, and the deaths and events recorded there, and set it out in a single, fully cited report. Each concludes with the Orphic Rating: our reading of the weight that history carries.

The Report · Six Chapters

Everything the record holds, in one document.

Each report follows the same six chapters. Every chapter is researched from public and archival sources, documented with citations, and weighed into the final rating.

I

Death & Coronial History

Deaths recorded at the address, drawn from historical death notices, inquest records and press archives.

II

The Land & Its Prior Use

What stood on the site before: former uses, earlier structures, and the earlier history of the ground.

III

Documented Accounts

Contemporary press reports of events tied to the site or street, located through the Trove archive.

IV

The Former Residents

Those who lived and died at the address, traced through directories, electoral rolls and public records.

V

Interpretation

Our reading of the record, clearly marked as interpretation, and kept separate from the documented findings.

VI

The Orphic Rating

The findings are weighed into a single score from 0-100 and one of five classes, explained in full.

The Rating · 0 to 100

The Orphic Rating

A single score, from 0 to 100, weighed from the documented record, the deaths recorded on site, the age and prior use of the structure, and the volume of tragedy and event tied to the land. It measures the weight a property's history carries, and places it in one of five classes. The conclusions it invites are left to the reader.

Clear0-20Little of note on record.
Minor21-40Isolated recorded events.
Moderate41-60A notable history.
Significant61-80Substantial and recurring.

A Note on Method

Documented fact and interpretation, kept apart.

The history in every report is drawn from genuine sources, the Trove national archive, historical newspapers, death notices, and public land and electoral records, and is cited in full, so that every statement can be independently checked. The Orphic Rating is our own interpretive reading of that material: a considered judgment of the weight the record carries, not a claim of verified paranormal fact. We keep the two clearly separated throughout, and we tell you plainly where the record ends and our reading begins.

Frequently asked questions.

How much of this is verifiable?

All of the historical research is verifiable, every source is cited so you can confirm it yourself. The Orphic Rating is our own interpretive reading of that material, not a claim of verified paranormal fact. The report keeps the two clearly separate.

Is this an official or legal property document?

No. It is a work of historical research and interpretation concerning an address's past. It is not an official, legal or structural document, and is not a substitute for a building, pest or conveyancing report.

Where does the information come from?

Public and archival records: the Trove digitised-newspaper archive, historical death and funeral notices, heritage listings, land-title and directory records, and regional press. What survives varies by address and era, and each report states clearly what was and was not found.

What if little or nothing is found?

Then the report records that, with a low rating and a Clear class. An address with little history is a legitimate and complete result, and the report documents the research undertaken to reach it.

Can I order a report on a property I don't own?

Yes. The report draws only on public historical records concerning the building and land, never private information about current occupants.

How long does it take?

Most reports are delivered within 3-5 days. Rural or pre-1900 addresses can take longer, and we will let you know if that is the case.
